It was in 2007 when the sale of homes exceeded, in the month of November, the figure of 56,000 transactions. Fourteen years later, 49,895 operations have been reached. This is 24.4% more than in the same month of 2020, according to the National Institute of Statistics (INE).
Moving forward year-over-year in November 2021, there are already nine consecutive months of positive rates: 32.4% (March); 65.9% (April); 107.6% (May); 73.5% (June); 53.5% (July); 57.9% (August); 40.6% (September); and 22.2% (October).
The year-on-year rise in home sales in November was the result of the increase in operations on new homes, which grew by 30.5%, to 10,341 operations. Also due to the increase in the sale of used flats by 22.9%, up to 39,554 transactions.
91.2% of the homes transferred by sale in the penultimate month of last year were free homes and 8.8%, protected.
The sale of free homes rose by 23.9% year-on-year in November, up to 45,521 operations, while that of protected operations increased by 29.4%, adding a total of 4,374 operations.
In monthly terms (November 2021 over October of the same year), the sale of homes increased by 7.9%, its greatest advance in a month of November since 2017.
In the first eleven months of last year, the sale of homes accumulates a rebound of 34.7%with increases of 38.4% in operations on new homes and 33.8% in the case of second-hand.
From Andalusia to Navarre
Last November, the highest number of home sales per 100,000 inhabitants occurred in the Valencian Community (188), La Rioja (186) and Cantabria (169).
In absolute values, Andalusia was the region that carried out the most operations on homes during the penultimate month of last year, with 11,075 sales, followed by the Valencian Community (7,529), Catalonia (7,431) and Madrid (6,094).
In November 2021, only three autonomous communities cut the number of home sales Compared to the same month of 2020: Navarra (-8.9%), Asturias (-3.8%) and Galicia (-1.3%).
In the other fourteen communities year-on-year increases were recorded. The greatest increases occurred in the Balearic Islands (70.8%), La Rioja (56.4%), Cantabria (49.9%) and Andalusia (43.8%). The lowest corresponded to Aragón (2%) and Castilla-La Mancha (+%).
The farms transmitted in the property registries, coming from public deeds carried out previously, reached 183,999 last November, 11.4% more than in the same month of 2020.
Through purchase and sale, 19.2% more properties were transferred than a year before, while those transmitted by donation increased by 13% annually; those transmitted by inheritance advanced by 4.1%, and operations by swap increased by 9.6%.
86.7% of sales in November corresponded to urban properties, which includes homes, and 13.3% to rustic properties. Sales of urban properties increased by 22% year-on-year, while those of rustic properties rose 3.5% compared to November 2020, to total 13,320 operations.
